        본 연구는 전원주택단지를 대상으로 한 경관영향평가에서 진행하고 있는 각 단계별 계획항목과 내용 등에 대한 분석을 바탕으로 체계적인 경관영향평가 수립을 위한 기초자료를 제시하는데 주안점을 두 었다. 각 평가항목 별 중요도는 전문가 설문을 바탕으로 수행하였으며, 구체적인 분석방법으로는 기술 통계분석, 요인분석, MCB분석 등의 통계분석방법이 사용되었다. 분석결과 평가항목의 중요도 평균은 5.73(7)으로 높게 나타났으나 ‘이용자 안전을 고려한 가로시설물 시설계획’의 중요도가 6.38(7)로 가장 높게 나타난 것에 비해 문헌분석 출현빈도는 8%로 나타나 그 중요도에 비해 기존 경관영향평가에 활용 된 평가항목은 미흡했던 것으로 분석되었다. 평가항목은 33개의 평가항목이 7개의 평가항목 군과 3개 의 경관영역에 유형화되어 평가항목 리스트로 구성되었다. 평가항목 군별 중요도 분석결과 모두 5점 이상으로 높게 나타났으며, 그 중 색채 군에서 6.04로 가장 높게 나타났다. 본 연구는 문헌분석으로 도출 된 평가항목이 전문가 설문 분석결과 대부분 중요도가 5점대 이상으로 높게 나타나 경관영향평가 평가 항목 리스트에 적용함에 무리가 없을 것으로 판단된다.

        The purpose of this study is to investigate and characterize the visual preferences of Rural Housing Standard Plans, which are expected to increase in demand as the number of households grows, and the effects of those characterizations on people’s choices in selecting home plans. In this study, Munsell values were extracted and analyzed using color analysis, and I.R.I image adjective analysis was performed to identify the color characteristics of each model type. To analyze the effect of the most influential colors among the visual elements in the plans, questionnaires were carried out according to whether color was present or not. There was a correlation between pre-selected frequency of preference and preference of visual preference. The study tallied the number of downloads for each model provided for the site of the farmers’ village and applied a t-test to confirm whether there was a difference in visual preferences. The results were as follows. First, the colors of Rural Housing Standard Plans were N and YR series, and the image analysis results were “Oriental” and “Rural”. Second, analyzing the number of model downloads and visual preferences on the homepage (www.returnfarm.com). Third, in the results of visual preference, the wooden house ranked 2.98-5.13 and the reinforced concrete house ranked 3.68-4.48. Fourth, comparative analysis of selection frequency and visual preference showed that the rankings of the top-ranked plans were similar; all were wooden houses and had similar roof forms. Fifth, the t-test conducted to analyze preferences in the visual elements of the standard design model of rural housing revealed significant differences in preferences for the color, roof form, and size, but no statistically significant differences (at .111) between preferences for structural wooden and reinforced concrete. The reason for this was that the types of wooden and reinforced concrete were not clearly distinguished from each other by photographs. Therefore, analysis suggested that the visual factors influenced the preference of Rural Housing Standard design model. In conclusion, it is necessary to present a model considering visual factors when providing models to urban and rural residents.

        Ever since China declared its economic reform and opening up policies in the late 1970s, it has been under rapid change. The modernization process of China's history and society was in progress at a pace far too fast in the middle of the 20th century, and housing sector was no exception. This study is based on the houses showing enough changes of modernization process in the rural area, and with a comparative analysis based on the field survey data conducted respectively in the present decade, considered the architectural elements and changing aspects of housing lifestyle. This paper will explore ① The changes and the status of the members of the village, ② The changes and the status of the structures, ③ The changes and the status of the main areas of housing, ④ The changes and the status of the heating system and the kitchen that crucially affects the space size among the housing facilities, and ⑤ The changes and the status of the bathroom. Through this analysis, this paper will firstly look at how traditional rural houses has been changed under the modernization process, and will objectively evaluate the modernization process of the traditional rural houses so that it will help find a way of improving China's rural houses in the future.

        The purpose of this study was to analyze the preferences for the physical features of senior congregate housing. The survey was conducted to target the elderly households living in senior congregate housing and general elderly households living in the rural. The results of this study were as follows. Showed that housing conditions are more important than environmental conditions, elderly households living in senior congregate housing. Among them was the most important house prices and rents. Also among the external factors such as environmental conditions is the distance to the workplace were very important. So the elderly households living in congregate housing showed that more important considering the economic aspects. Finally, want to be the foundation of sustainable housing policies for rural elderly households.

        This study intends to establish a system to investigate and analyze various impacting factors to Rural Housings such as the relationship of characteristics of Rural Housings located in a Rural Village to the Village and a Unit Housing, to the External and Internal Spaces inside the Unit Housing and the Village, and to Living Characteristics of the Residents and Space from an integrated point of view. The results of this study are largely summarized as following four kinds. Rural Housing Survey System can be largely classified into three stages, and they are a Preliminary Survey, Basic Survey and In-depth Survey. Along with these, the scope of the survey contents can be divided into a survey result by a unit of village, of land, of housing, and of resident's opinion survey. Secondly, the surveys by village unit are on location properties, Village Identity, Street Network, Land Use, Landscape Features and Public Facilities, and consist of Literature, Discussion and Field Survey. Thirdly, the land Unit Surveys are on a Driveway, Gate Location, Housing Placement, Outer Space Design in a Yard and Outer Space Use Characteristics, and consist of Questionnaire and Field Surveys. For the fourth, the Housing Unit Surveys are on an Internal Space Design and Placement, and consist of Questionnaire and Field Surveys. Finally, the Resident Questionnaire Survey consisted of Entire Discussion Survey and a Household one, and then the Entire Survey was on the Village's History, Village's Characteristics, Cultivation Characteristics and Community Activities while an individual one was on Main Living Characteristics, Satisfaction and Utilization Characteristics.

        Living environments in rural area have become deteriorated rapidly. Increase of aging population, decline in agricultural income, polarization of wealth in rural community due to rural returners have caused severe decline and imbalance of living environments in rural area. Responding to this circumstances, governments currently develop projects for improving living environments focusing on individual housing which were excluded from governmental supports because those had been regarded as private property. Nevertheless, there are still some gaps and problems in evaluating the quality of living environment and suggesting effective solutions. It would be because standards and guidelines of the projects have been based on urban housing system. In order to support the implementation of the projects, this research has developed an index for evaluating and monitoring the quality of living environments in rural area. By applying Delphi method, the index has been created in four categories of ‘security’, ‘convenience’, ‘comfortability’, and ‘durability’ ‘Security’ consists of structural safety, crime, disaster, accident prevention. ‘Convenience’ includes three divisions of living, traffic, farm working. ‘Comfortability’ is divided into sanitation, indoor environments, and aesthetic appreciation. Lastly, ‘durability’ has four divisions of energy conservation, environmental friendliness, efficiency, and economics. Each sub-division also has different items from three to twelves. In the case of an index for performance evaluation, items have been derived from energy conservation(6-items), and environmental friendliness(7-items). Items developed as an index for evaluating rural living environments in this research might be good background information for remodeling project in rural housing development.

        This study investigated the elements of soundscape in and around the traditional Korean style housing complex and the standardized Korean style housing complex popularized as farm village by Traditional Korean style housing assistance policy located in the rural area of Jeollanam-do. The purpose of this study is to understand the phenomenon and characteristic differences of the sound environments in various observation points in order to utilize them as the important elements of sound scape to consider for standardized Korean style housing complex development in the future. As a result, the traditional housing in rural area led more positive evaluation of nature sounds than standardized, newly developed Korean style housing complex. In the list of noises in each residential development type, traffic sounds and construction noise were majorly ranked. However, nature sounds had high rate of response in the sounds of introduction request. Additionally, the sounds generated by human activities such as whispering and footsteps were also in the wish list. This may suggests that soundscape design needs to approach in cultural level of a society rather than simple investigation and treatment of individual sounds of natural and artificial.

        This research selected The Old Rectory, Sissinghurst and East Lambrook Manor as a case study location that is meaningful to discuss potager garden, herb garden and harvest garden, which is a topic of productive garden. This research focuses on the growth potential of Korea's rural house into a garden that embellishes decoration and appreciation. The application method through the interpretation of the case study location will be, first, organizing the shape of the flower bed and then adding additional materials along with the main materials. Second, it can increase the appreciation of productive garden through layering method and making it abundant. Third, it can be utilized well by pursuing artistic feature by combing unique color and texture of edible plants. Lastly, for the weakness of flat structure by short edible plants, vertical structure shall be utilized to provide decoration and frame. Also, by using natural materials, the ambiance of the garden can be presented.

        As people get aged, we need to pay more attention to the elderly living condition with respect to welfare policy. The present study focuses on housing condition of elderly people living in rural area, and analyzes its determinants, periodical difference, and regional disparities, incorporating an index of minimum housing standard. This study applies multi-level logit model that has a strong statistical advantage that can take random aspects of household and regional context into account. We found that married couple household, presence of economically-active family members, higher education, specialized profession, migration and higher level of land price tend to lower the probability of residing in substandard housings. We also found that housing conditions for elderly people prove to be different by regions and it is particularly noticeable in mountainous rural areas in Gyeongsangnam-do and Gyeongsangbuk-do with the poorest elderly housing conditions. Results also implies that housing welfare policies should be implemented differently considering the target groups based on regional differences. We conclude with some additional policy implications for the elderly living in rural areas.

        The purpose of this research was to evaluate rural housing environment through evaluation of the two parties, public officials, the interest group and residents, the beneficiaries surveying general understanding and measuring difference in understanding between public officials and residents. Through the difference in understanding, this study was to propose effective promotion method and desirable direction of rural housing environment. For progress hereafter, by seeking active involvement of residents, this study proposed possible renewal plan of residential environment. Process of this study was first, research documents to examine several rural housing environment related promotions, and several analysis techniques like principal component analysis, multiple regression analysis used to understand different ideas Opinion of Public Officials and Inhabitants. Then take surveys of residents living in renewal zone, and surveys of public officials of borough, which already performed renewal projects to evaluate comprehensively as either residents' or administrators' view.

        This study aims to develop rural house maintenance technique by researching and analyzing the demand for rural house by urban retirees or urbanites who are planning to retire. The target for the survey consisted of urban retirees or urbanites who are planning to retire at the ages between 40 and 65, and were divided into group A, the attendants in rural-related education, and group B, the non-attendants in rural-related education. The contents of the survey included the plan and purpose for rural settlement, the utilization form or residential form of rural house and its expected size, necessary in-house facilities, necessary community facilities, improvement and maintenance factors of rural house, political and legal support for the application of rural house maintenance, etc. The results findings of this study are as follows; 1)For both group, the major purpose of rural settlement appeared to be 'for rural life', utilization form of rural house to be 'acquired ownership or use of empty house', residential form to be 'cohabitation', expected size to be 'under 20~30 pung', and expenditure to be 'under 50~100 million'. 2)Most wanted necessary in-house facilities included backyard, multipurpose storage room for group A, and backyard, garden for group B. Necessary community facilities included boardwalk, sewage disposal unit for group A, and boardwalk, shop for group B. 3)Improvement factor for rural house showed 'poor insulation' as first factor for both groups, and for maintenance factor, 'backyard', 'under-floor heating' for group A, and 'environmental-friendly materials', 'backyard' for group B. 4)Most wanted overall political and legal support included 'support on land and real estate supply' for group A, and 'medical and transportation service' for group B. For both group, most wanted support when purchasing a house included 'provision of information on house and realestate purchase', and for legal support, 'legal support for guaranteed house and maintenance' as first factor. The results of this study could be utilized to restructure the rural residence, which would meet the diverse demand of both rural residents and urbanites by providing an opportunity for urbanites to enjoy rural life.

        The purpose of this study is to present a new orientation for the residential culture that can meet the shifting demands of modern people as their attitudes toward life change. One of the rural regions that has lately attracted considerable attention, Wonsam-myun, Yongin city, is selected as the residence zone to develop a housing complex. In this study, a new housing complex is designed to supplement the defects of existing housing complexes by making the utmost use of the merits that Wonsam-myun as a residential environment can offer. The major findings of this study can be summarized as follows: 1. To present a new Korean model, yellow soil houses and traditional trees were used to utilize Korea's traditional landscape beauty in the construction and landscape aspect, instead of imitating indiscreetly foreign styles in which most newly developed housing complexes were built. 2. To provide convenience to prospective residents, a package sales scheme covering from lot purchase to building permit was adopted. 3. As for the planting plan, existing plants was preserved as much as possible to keep harmony with new plants. In selecting plant types, a traditional method that emphasizes on the visual effects of aesthetic plants and shade trees with the change of seasons and plants various kinds of plants according to directions was adopted. 4. Each household was given the opportunity to design its own garden according to the family's preference and taste. 5. The advantages of a rural area that city does not offer were fully utilized to provide the residents with convenience and pleasure of living.

        The purpose of this study was to identify factors related to residential satisfaction, and to examine the rural housing and village environment which enable to derive what should be considered in the future rural housing improvement. Data were collected by questionnaire survey in 11 rural villages - suburban rural area, plain rural area, intermediate rural area, mountainous rural area. The major findings are as follows: 1) The rural residents rather dissatisfied with'management/maintenance','economic value','facade'in housing level, The overall housing satisfaction level was just medium(neither satisfied nordissatisfied). 2) They also dissatisfied with'playground for children','education condition','medical facilities', 'market'in village level. The overa'll village satisfaction level was just above average(slightly satisfied). 3) Vrom the result of ANOVA test, there are no significant differences in residents evaluation for tiousing and village attributes among 4 rural areas. 4) Factor analysis identified six rural housing environmental factors:'inside utilities','housing size' 'aesthetic aspects','safety','privacy','outside utilities'. 5) For the rural village environments six important factors were derived :'public services','commercial convenience facilities','social interaction','environmental pollution','amenity','agricultural service facilities'.
